As far as the right person: This property is ideal for someone that wants their own private paradise for residential and/or agricultural purposes to have your own farm animals, grow your own food and to live in your own private and secluded paradise. Since you can not get building permits, and the municipality has no master plan; it can not be used for a hotel, or commercial use, and it can not be segregated.

Suena demasiado bueno para ser verdad, por lo general así es ¡Significa una trampa, ¡pero para la persona adecuada vale la pena! Si esta propiedad estuviera titulada o incluso con una concesión, valdría decenas de millones de dólares.
Esta propiedad está ubicada en la isla Chira en el golfo de Nicoya entre las provincias de Puntarenas y Guanacaste, a 45 minutos en bote a la isla desde tierra firme. En la isla viven 3500 personas, hay supermercados, escuelas, casas, ¡¡hasta un aeropuerto!! SIN EMBARGO, el municipio no tiene un plan maestro, y sin un plan maestro no se pueden otorgar concesiones.
Por lo tanto, el gobierno es dueño de esta tierra, al igual que son dueños de propiedades frente al mar en concesión, y las personas tienen el derecho legal de posesión de parcelas en toda la isla. Yo o mi equipo en REMAX normalmente NUNCA venderíamos una propiedad de posesión, porque es simplemente demasiado arriesgado. La razón por la que hice una excepción con esta parcela en particular es porque los límites de la propiedad son muy claros y están bien protegidos. En primer lugar, está en una isla. Esta parcela es el 21,8% de toda la isla. El lado oeste tiene 7 km de frente de playa, por lo que ningún vecino de ese lado disputará el límite. En el lado este hay un manglar protegido, y en el lado norte hay un canal que atraviesa la isla y en realidad separa esta tierra en 2 parcelas durante la marea alta. Todos los límites de la propiedad protegida combinados con prácticamente 1000 acres y 7 km de frente de playa hicieron que esta corporación que tiene la posesión legal de esta tierra valiera la pena listarla, venderla y para la persona adecuada, valiera la pena comprarla.
